Pet Policy:

Pets are allowed at most of our properties. However the final decision on the type and number of pets is up to the property owners.

For information specific to the property, you are interested in, please refer to the property ad. However, the breed restrictions on this page still apply. 

Monthly Fees: Are determined by a third party, PetScreening.com, and range between $30-$50. This fee is assessed for each pet. 

Additional Pet Fees: There is an additional $300 nonrefundable pet fee.

Dog Breed Restrictions: There are certain breeds of dogs that we are not able to accept. These breeds include, but are not limited to: Akita, American Staffordshire Terrier, American Pit Bull Terrier, Staffordshire Terrier (Pit Bulls), Chow Chow, Presa Canario, Rottweiler, Shar Pei, Wolf Hybrids, animals with bite history, trained attack dogs, trained guard dogs, or any dog that is a mix of any of the aforementioned breeds. 

If you have any pets or animals, you will need to complete the pet/animal application (link below). There is a separate application fee due to this third party screening company. This is a third party screening service and we cannot refund any application fees paid to PetScreening.com under any circumstances. Completion of the application is required.

Rental Application FAQs:

When renting a property, several factors are considered before applicants are accepted as renters of a property. These factors include, but not limited to: 

  • Length in field of employment
  • Rent to income ratio (not to exceed 40%)
  • Credit score (600 or higher required)
  • Payment history
  • Length of residency 
  • Criminal history
  • Prior evictions
  • Condition of prior residence upon departure

Frequently Asked Questions: 

  • Who has to submit an application? Anyone intending to occupy the residence that is at least 18 years of age, or older must complete their own rental application.
  • What is the application fee? Our application processing fee is $45 per application, and it's nonrefundable.
  • How long does it take to review applications? Applications begin to be reviewed once all applications are received and typically take a day or two depending on how long it takes to verify information. 
  • Do you allow co-signers for rental applications? Yes, co-signers will be considered and will be obligated to fill out a separate application. 
  • Is the co-signer bound by the terms of the rental agreement? Yes, a co-signer will be entirely obligated to all the terms and conditions of the Lease Agreement.
  • What are the documents I'm required to submit for income verification? You must provide copies of your last 2 paycheck stubs OR a letter from your employer on the company letterhead.
  • What documents should I present for income verification if I'm unemployed or self-employed? In the case of unemployment or self-employment, you must provide a copy of your last years income tax return as well as 3 months of bank statements. 
  • Is the retirement income/pension considered for income verification? Yes, other incomes such as retirement, SIIS, child support, etc. will be considered, provided you present valid documentation to prove the same.
